It’s a good time to buy because text book wisdom says “markets are cyclical” and they are. This means in many parts of the country, certainly true for Central Florida, if you buy now, you will be buying close to the end of the down cycle before the market picks up again. That, in our opinion, is the best time to buy.

Sellers pricing of properties couldn’t be better.

 Some closing agents are reporting closing prices 10 to 30% less than appraised value. And buyers who zero in on the foreclosure markets are getting good deals too but with the infusion of taxpayer dollars, thanks to the Feds, foreclosure prices may become competitive in 2009. Keep in mind that in a slow market buyers who read the market for what it is and are house hunting for a home for the long haul, get what they want because of the selection available “for sale”. People who are ready to put their roots down, find a home priced below the market and one they can afford, jump on the opportunity to get the low price, this is what we call “smart money”.

Buyers who do buy in a down cycle always maximize their investment. They buy lower than the value of properties in a peak cycle, so they can anticipate making a bigger profit when it's their turn to sell. Bank owned properties are in this group too. Some banks are selling out for 50% less than what the previous owners paid for the property.

Florida is fortunate to have a strong statewide economy. States that have that will still thrive in times of recession or downturn because people with wealth continue to invest in Real Estate; boomers continue to shop for their place in the sun; and local families still buy up to accommodate their growing children.
